Cairn Housing Association can provide five different types of accommodation situated in upwards of 37 different locations throughout Scotland.

Sheltered Housing

This type of housing is intended for retired people aged 60 or over whom, while able to live independently in their home, would benefit from warden and emergency alarm call services. For couples, at least one of the applicants should meet the above criteria.

Younger people with a disability may sometimes be accepted if it is considered that they would benefit from these services because of a medical or physical disability.

In some sheltered developments, studio flats (kitchen, bathroom and combined living-room/bedroom) are available for single people.

Couples will generally be housed in accommodation with one double bedroom. Only a very limited number of 2 bedroom properties exist. These are generally used to house couples who require separate bedrooms for medical reasons.

Some of the Association's properties have more than one floor and do not have lifts. Applicants should state if they have difficulty climbing stairs.

A resident warden is supported by a 24-hour emergency alarm call system. As part of the warden's duties s/he will contact tenants via the call system each weekday morning to ensure all is well.

The warden will not carry out nursing or personal care, but will ensure tenants receive adequate support. She/he may act as the first point of contact with a range of service providers.

Communal facilities will generally include:

lounge with kitchen area
guest room(s)
laundry room
central heating
limited on-site parking
garden area

If an applicant owns pets such as cats and dogs, the Association will not allocate any property in sheltered schemes. Pets will only be permitted in the Association's properties in accordance with the Domestic Pets Policy, a copy of which is available on request.


 
 
Shared Ownership Housing

Shared Ownership housing is designed for those people who wish to buy a good quality home but could not at present meet the full cost of a mortgage.

The applicant purchases a share of the property and pays rent to the Association on the remainder.

The initial purchase may be 25, 50 or 75% of the value of the property, and a rent being charged on the remaining portion. After the first year the applicant can increase the proportion owned in 25% shares (known as tranches) at any time or can purchase outright. Further details on Shared Ownership as a housing option are available from the Association or from the national housing agency, Communities Scotland.

 
 
Amenity Housing

This type of housing is mainly for people who are 50 or over or who, as a result of a medical need or physical disability, would benefit from a 24-hour emergency alarm call service.

Amenity housing linked to a sheltered housing development does not have a warden but does have a 24-hour emergency alarm call service.

 
 
General Needs Housing

This type of housing is available to any person 16 years of age and over. Developments for which applicants can apply directly to the Association are listed in the Locations List.

In some areas, so few properties become available that no direct applications are accepted and no housing list is held. When vacancies do occur in these areas, the local authority is asked to provide the names of suitable applicants from its list.

In some areas the Association may not hold its own list because it is participating in a common housing register. This means that there is one point of application and all local housing providers have access to this list.

 
 
Supported Housing
This type of housing is available to women over the age of 16 years of age who wish to leave, or have left, a violent or abusive relationship and who would benefit from support with housing-related matters.

Due to the small number of properties becoming available no housing list is held and no direct applications are accepted. If a property becomes vacant, appropriate agencies will be asked to provide the names of suitable applicants.

 


Wheelchair Housing


Within each of the Association's developments a few of each type of property may be purpose built for wheelchair use. The applicant, or a household member, should be a wheelchair user.

Adapted Housing

A very limited number of each property type may be designed or adapted for people with a disability, in which case the applicant, or household member, should require such specialised accommodation. Nominations will generally be sought from appropriate agencies as these properties become vacant.

Ground Floor Accommodation

Priority for ground floor accommodation may be given to people who have mobility difficulties or medical requirements and who have been medically assessed as needing this type of housing.
